Chronology of Powder Ridge Property: 2005 - Present

  • August, 2005  T.D. Banknorth , first mortgagee, begins foreclosure of its mortgage on the  Powder Ridge Ski Area in Middletown Superior Court.

 

  • 5/2006 through 9/2006 Town negotiates unsuccessfully with owner of Powder Ridge  to purchase Powder Ridge with lease back to the owner. No contract ever signed.

 

  • April, 2007  Town referendum authorizes purchase of Powder Ridge. Town plans to buy property together with Robert Switzgable ( Ski Sundown) who would operate the ski resort.

  • April, 2007 White Water Mountain Resorts (owner of Powder Ridge)  goes into bankruptcy; foreclosure in Superior Court suspended.

 

  • April, 2008 Switzgable  withdraws from  deal with town. No contract ever signed.

  • June, 2008 After bankruptcy court allows Superior Court foreclosure to proceed, Powder Ridge sold at auction to Middlefield Holdings ( successor to T. D. Banknorth) for $2.75 million.

 

  • December, 2008 Town purchases Powder Ridge from Middlefield Holdings for $2.55 million plus a four year lease to Middlefield Holdings the town can buy out early for $225,000.

 

  • June, 2009 The  Town selects  Snow Time/CDF  ( Dan Frank, member)  as developer for Powder Ridge. Selection made after the Town issued an RFP to which only two bidders responded.

 

  • February, 2010 Snow Time/CDF withdraws its bid to buy the property. No contract ever signed.

 

  • May, 2010 through March, 2011 Town negotiates contract of sale to Alpine Ridge, LLC ( Dennis Abplanalp, member). Contract of sale signed March 15, 2011.
