The Outdoors Have Never Looked So Good

Selling houses is a fickle business. The process is emotional from beginning to end, worlds apart from choosing a lawnmower, for example. When I show houses that really do have it all, they may also have things that a prospective buyer doesn't want. I guess I've always been pragmatic, knowing that sometimes you need to look past certain things to see its full potential. With that said, a house typifies this thinking.  Every house has something we don't like. It might be paint colors, an outdated carpet, or wallpaper that makes you want to look away. And try as I may, it's not easy to convince buyers to look past a cosmetic element that looms large for them. The reality is that paint is cheap, wallpaper comes down, and carpet is replaced. I often suggest that people focus their scrutiny on the bones (construction quality) and property of a home because those things are set in stone, more or less.

With that in mind, take a look at this spacious 3 bedroom cape in Durham that is all about  enjoying its steadfast bones and celebrating its beautiful property. This is, after all, the time of year when we should focus our attention on the outdoors and you will never need more than a quiet place in the country. This outstanding Cape is tucked away in the heart of Durham, with a private set-back from Madison Road (Rt. 79).  The 1.47 acre property features a wonderfully private and sunny backyard with a pool, hot tub, fantastic deck, festive perennials and screened porch. And if horses are something you've always wanted, look no further. Year-round equestrian recreation is built-in with a well-kept 2 stall barn and fenced paddock. Inside you'll enjoy creature comforts and hard-working spaces throughout with a must-have mudroom, first floor laundry (so you won’t break your stride), and a living room with fireplace. The large eat-in kitchen is ripe for country meals with its many richly stained oak cabinets, long stretches of counter space and hardworking floor tile. A newer home, 145 Madison was built in 1989 and offers almost 1700 square feet of living space and a 2 car garage. All this and more located in idyllic Durham with the highly regarded Regional District 13 schools.
