Middlefield Selectmen to Review Powder Ridge Contract

Town officials will be presented with a final sales agreement next week and must decide whether to move forward with a $700,000 deal to sell the property to Brownstone owner Sean Hayes


Selectmen will meet early next week to review a proposed agreement to sell Powder Ridge to Brownstone Exploration and Discovery Park owner Sean Hayes.

The sales contract will be discussed in executive session during a special meeting planned for Monday, July 2 at 1 p.m.

Attorneys representing both sides have been working to "fine tune" the contract, according to First Selectman Jon Brayshaw. Hayes agreed to buy the property for $700,000 earlier this year and the Portland businessman has said he in the property to make it viable again.

"As far as I'm concerned, we are proceeding full speed ahead," Hayes said about the negotiations on Wednesday.

Brayshaw told Patch earlier this week that he hoped to schedule a second public hearing on the contract as early as mid-July, followed by a town meeting.

"It's like 90 percent the same as the Alpine [Ridge] deal," Brayshaw said. The final sales agreement will be made available to the public immediately if approved by selectmen, he said.

According to Brayshaw, Hayes is putting together a powerpoint presentation to share his vision of the property with residents during the public hearing. Ultimately, it will be up to residents to vote on whether or not to sell the property to Hayes.

While there is still plenty of work ahead for Hayes to restore the property, Brayshaw said he believes residents are eager to get the deal done.

"People that are wanting to vote, they know what they're going to vote," he said. "They knew what they were going to vote six months ago."
